Case Study - Parramatta

However, in this heartwarming success story, we explore how I helped a determined young couple navigate the competitive real estate market and secure their dream home before the first open house. With the assistance of a proactive selling Agent, we turned their initial disappointment into a triumph.

Background:

I was approached by a lovely young couple from New Zealand in March to help them find their new home in Parramatta. They had full finance approval and been looking for properties on their own since January but were finding it challenging to have to keep travelling to Sydney every time they saw something online that ‘might be suitable’.

After missing out on a great home by a whisker, and determined not to let another opportunity pass them by, in March they sought my assistance as a professional Buyers Agent.

Understanding the urgency and competitive nature of the market they were looking to purchase in, I immediately devised a plan to maximise their chances of success.

The Process

With a detailed brief in hand, I got to work and quickly engaged with some of the Agents that I had existing relationships with from the area, and contacted some new ones as well. It wasn’t long before I began to get calls and invites to off-market properties.

During the time I worked with them, we were able to view a total of 14 properties, four of these the Buyers saw virtually with me on video.

The area they were targeting had a considerable number of Buyers, and they found that for the homes that went to open for inspections, the competition was too fierce and Buyers were making offers that were much higher than asking price in order to secure the homes they wanted.

What looked like the ‘perfect home’ came up on Tuesday, 7 weeks after they had engaged me to help them find the right home.

With the property about to have its first open home on Saturday, I knew time was of the essence. I promptly contacted the selling Agent to express the strong interest from my Buyers and request a private viewing before the official open house. He said that while he wasn’t showing any Buyers through until the Saturday inspection, he would make an exception for me because he knew the Buyers were serious if they had hired a Buyers Agent to assist in their search.

We viewed the property on Wednesday. The Buyers loved the home instantly! Working together, we carefully crafted an enticing offer that showcased their commitment and financial readiness to proceed without hesitation.

They made an offer which was accepted by the owner on the condition that a 66W was signed before the first open home.

Knowing that a positive relationship with the selling Agent could work in our favour, we fostered open and respectful communication throughout the process. This approach helped us gain valuable insights and demonstrate the genuine interest of my Buyers which led to our ability to make a quick and unconditional purchase.

With an exceptionally efficient Conveyancer on the case, the Strata Report came back within 24 hours. Throughout the process, the selling Agent was extremely helpful because he was working with a professional Buyers Agent which he knew meant that the Buyers were genuine and were ready to go.

Everything came together beautifully and the Contract was exchanged unconditionally on Friday, just hours before the first open home was due to take place. The Buyers were thrilled to have been able to secure the perfect home and they can’t wait to move in!
