What is the value in engaging a Buyers Agent?

Just like when you are selling your home, you could do it yourself. Working with a trusted Buyers Agent means you are tapping into years of buying experience. Our job is to buy homes for a living so we are doing it every single day. Leveraging strong relationships with Agents means we can find out more information than you as a Buyer would be able to access and we can negotiate the best possible price for a home. Our extensive knowledge of the area means we have our finger on the pulse of property sale prices.

How long will it take to find me the right home?

Finding the perfect home can take anywhere from one week to one year! Our average time to secure a property is 30 days. We work hard for you and we will call every Agent that has a home listed that meets your brief. We will view every home that makes the shortlist and will report back to you immediately if we believe it is a good fit. You can even video in to view it yourself! No matter how long we look for, you will only ever pay the rate quoted so rest assured that we always have your best interests at heart with the aim of finding you the right home. Note that some Buyers Agents will charge a second retainer once they have viewed a certain number of homes. We only ever charge you the one fixed rate.

I have a small budget - is it worth engaging a Buyers Agent?

We buy good property at a great price. Unlike Real Estate Agents, our aim is not to set records! No matter how small your budget, we can work with you to get the best price and ensure you do not overpay. Engaging a Buyers Agent will often pay for itself just from the money we save you. In fact, we are yet to work with a Buyer that has not saved more than our fee when buying their new home.

How do you access off-market homes?

Over the years we have built up strong relationships with local Agents so we are often notified of off-market opportunities. Remember though: off-market is not always the best way to buy, as sometimes Vendors are trying to get a higher price to sell in this way. We understand and know the area well, so regardless of whether an opportunity presents itself as off-market, we will make sure you buy for the best price, and not the highest price just because you were one of the first to view.

How much do you charge to find me a home?

We are always upfront about our rate and choose to only charge a fixed amount for our services. If a Buyers Agent charges you a percentage of the purchase price for the home, there is no justification in trying to buy it for you at the best price. Engaging us means you will always know what you are up for, and there won’t be any hidden surprises involved.

If you don’t find me a home, do I still have to pay?

When you engage us to find you the right property, you pay a small non-refundable retainer upfront. The balance is only payable on unconditional exchange of a home you buy, so if you end up finding a home on your own, or change your mind down the track and decide not to purchase, you will not have to pay any more.
