Imagine the following scenarios…
Scenario One
Your home finance has been approved. You celebrate by cracking open the champagne and can’t wait to start looking for homes. Keen as you are, you’ve found a few homes that could be suitable. You’ve left messages with six Agents to make enquiries, but only one has called you back this week.
At the open homes, there are too many people, you barely get to speak with the Agents, and the ‘price guides’ all seem to be way off the mark. One home backed right on to a busy road but you hadn’t spotted this on the ad (mainly cause it wasn’t mentioned!) Another home clearly had a lot of photoshop going on as it didn’t look anything like it did in the photos.
Even worse, the home you think you might want to go for, the Agent has said they are waiting for market feedback on the price, so they can’t even give you an idea of what your offer needs to look like.
